Our flat is ground floor with 13 steps to the communal entrance door. Flat is part of a small block with Tenant Management Organisation running the estate - so staff on site which is helpful. Community events and activities for children run on estate. There is parking by resident permit. Children's playground and community garden on the estate. Small estate with approx 210 flats - mix of families, older and younger people. Grass and trees outside front room and bedroom window. Bus stop outside too - route to Hackney Central for shopping and supermarkets and hospital.

Two good sized bedrooms - doubles. 13 x 9 feet and 13x8 feet.
I use the end of balcony for sitting out on and created a small potted garden space (see picture) Washing line too.
Bathroom and toilet both redone 2 years ago. New floor in kitchen 2 years ago.
I am repainting flat at moment and will put new floor in hallway and main bedroom. Bolier relatively new, central heating very effective, double glazing. I have put up shelves in one bedroom and living room which can be left if you want them. Orginal wooden floor in living room and bedrooms which are carpetted.
Flat is next door to Hackney Downs (see pictures)- brilliant for dog walking with lovely community of dog walkers. Playground and exercise courts, community events. Plenty to do for families with young and older children.
Transport links excellent - bus stop outside and nearby many choices, Overground station with trains to Liverpool Street, Tottenham Hale and Walthamstow 7 mins walk. Large supermarket 15 mins walk. Primary and secondary schools - multiple choices nearby. Hackney has the most green spaces in London and 2nd highest bike use next to Cambridge. Bike lockers available to rent on the estate.
We have enjoyed living here, now we are looking for a change - Epping, Harlow, Loughton area - open to anywhere else easy to travel into London and to walk into nature.
